Cedar & Willow Barns Conversion | Second Dig Lane, Northwich
This project involved the sensitive conversion of a derelict agricultural barn on Second Dig Lane, Northwich, into two high-quality residential accommodation units. The brief was to preserve the character and agricultural heritage of the existing structure while creating comfortable, contemporary living spaces suitable for modern occupation.
The existing barn had suffered significant deterioration and required extensive investigation to assess its structural integrity and suitability for conversion. A comprehensive design and technical strategy was developed to address a range of challenges, including structural stabilisation, damp remediation, thermal upgrading, and compliance with current Building Regulations.
A key aspect of the project was navigating ecological constraints associated with a protected bat roost within the building. Detailed ecological surveys, consultation with specialist ecologists, and the implementation of mitigation measures were required to secure the necessary approvals and ensure the long-term protection of local wildlife.
The conversion carefully balanced the retention of the building's rural character with the introduction of contemporary interventions. Existing openings were adapted to maximise natural light, while new insulation, services, and structural elements were discreetly integrated into the historic fabric. The resulting scheme transformed an underutilised and deteriorating agricultural structure into two highly desirable accommodation units, providing sustainable new use for the building and securing its future preservation.
The completed development demonstrates how redundant rural buildings can be successfully repurposed through considered design, technical problem-solving, and close coordination with planning, ecological, and building control requirements. The project delivers modern, energy-efficient accommodation while respecting the agricultural context and architectural character of the original barn.
